Your Report

We provide written reports to our clients summarizing the specific findings and results for the inspections performed. The reports are provided in digital format and sent via e-mail as attachment (.pdf file format) or web link as our preferred environmentally friendly standard. We will gladly provide a paper copy on request.

Please take some time to review the sample of our inspection report for a typical home inspection. This is e-mailed as a web link for you to conveniently review, print, and forward and is normally sent within 1 -2 days of the inspection. Once again, we will gladly provide paper copies to clients on request. Same day service is available for certain reports when necessary and requested in advance as described below.

Prospective home buyers should carefully consider allowing appropriate time for the inspections and reports. If you have the three primary inspections the Radon Gas monitoring will take the longest and you should comfortable plan for six days. Regardless of the sampling method this will take at least two days to complete. This is two days after the structural and termite inspection with a separate report that is normally sent within 1 - 2 after retrieving the sampling devices. Again same day service is available when requested in advance. The scheduling is of particular importance as it relates to the timing of the closing and the timing of loan issues like a rate lock.

New York State allows specific provisions in the real estate transaction that will be clearly described by your real estate professional. In short, a home inspection that results in defects exceeding $1500.00 are reported as major deficiencies and will result in further actions as defined by the state. If this happens don't worry this is one of the reasons why we retain the services of trained and experienced real estate professionals.

For high levels of Radon Gas the mitigation will usually exceed the $1500.00 level and be reported as a major deficiency. This should be reason enough not to rush the inspection process. In certain circumstances we understand that home buyers may have a tight schedule. We can provide a report the same day as a structural and termite inspection when necessary and with advance notice. This is not possible with the Radon Gas inspection due to the minimum monitoring time of two days (48 hours).
